Why asphalt shingles fit Grand Rapids
Asphalt shingles give the best mix of price, looks, and repair ease. Crews across Kent County install them every week, so parts and skills are easy to find. They also handle freeze and thaw well when the crew builds the roof right.
The shingle is only the top layer. Snow, ice, and wind test everything underneath it. That is why this page covers the full roof system, not only the shingle.
Three shingle types, compared
| Type | Typical life | Good fit | Trade-off |
|---|---|---|---|
| 3-tab | 15–20 years | Rentals and tight budgets | Flat look and lower wind rating |
| Architectural | 20–30 years | Most owner-occupied homes | Costs more than 3-tab |
| Impact-resistant | 20–30 years | Storm-prone streets | Higher price. Ask your insurer about discounts. |
The Asphalt Roofing Manufacturers Association publishes plain guidance on shingle types and installation. We follow each maker's written instructions, because they affect warranty coverage.
Shingle features side by side
Price is only one line on the spec sheet. Use this table to compare what you get for the money.
| Feature | 3-tab | Architectural | Impact-resistant |
|---|---|---|---|
| Look | Flat, even tabs | Layered, with depth and shadow | Layered, same look as architectural |
| Thickness | One layer | Two bonded layers | Two layers plus a tough backing |
| Wind resistance | Lower | Higher | Higher |
| Hail resistance | Low | Moderate | Highest. Look for a Class 4 rating. |
| Typical warranty | Shorter terms | Longer terms | Longer terms. Read the hail clause. |
| Upfront price | Lowest | Middle | Highest |
| Best use in Grand Rapids | Rentals and sheds | Most family homes | Open lots with storm exposure |
Ratings vary by product line. Ask for the spec sheet of the exact shingle in your quote.
Wind ratings and warranties, in plain words
Every shingle box lists a wind rating. Two test standards matter. ASTM D3161 Class F covers winds up to 110 mph. ASTM D7158 Class H covers winds up to 150 mph. A higher class means the shingle stays sealed in stronger gusts.
Warranties need a careful read. A "limited lifetime" warranty does not mean the roof lasts for life. It limits what the maker pays and often drops off after the first years. Workmanship coverage comes from the roofer, not the maker. Ask for both in writing. Matching underlayment, starter strips, and ridge caps often qualify you for the longest terms.

What goes under the shingles
A good asphalt roof works as a stack. Each layer has a job.
- Deck. The crew replaces soft or rotted boards first. Shingles cannot hold nails in weak wood.
- Ice barrier. This sticky membrane covers the eaves. Michigan code calls for it to run at least 24 inches inside the exterior wall line. See our Michigan roofing code guide.
- Underlayment. A synthetic or felt sheet covers the rest of the deck. It sheds water if wind lifts a shingle.
- Drip edge and starter strip. Metal drip edge guides water into the gutter. The starter strip seals the first course.
- Flashing. Metal flashing seals chimneys, walls, vents, and valleys. Most leaks start here.
- Shingles and ridge caps. The final layers finish the roof and shed water.
How we nail and seal
Nail placement matters more than most owners know. Most makers call for four nails per shingle. Six nails add holding power in high-wind areas. Nails must land on the nailing strip, not above it. High nails void many warranties.
Asphalt shingles seal with a heat-activated strip. That strip needs roughly 45 to 50°F to bond. In cold weather, crews hand-seal tabs with roofing cement. Read more in our guide on the best time of year for roof installation.

Airflow and ice dams
Attic heat is the root of most ice dams. Warm air melts snow from below. The melt refreezes at the cold eave. We check intake vents at the soffit and exhaust vents at the ridge. Learn more in our ice dam guide.
Cost and lifespan
Most Grand Rapids roof installations fall between $6,400 and $12,250, per HomeAdvisor's local data. Asphalt sits at the lower end of that range compared with metal or slate. Tear-off and deck repair add to the total. See the full cost breakdown.
Architectural shingles last about 20 to 30 years with good airflow. Poor ventilation can cut that by a third or more. Read our guide on roof lifespan in West Michigan.
Care after your roof goes on
A new asphalt roof needs little care. A few habits protect it for decades.
- Check the roof from the ground each spring and fall. Look for lifted tabs and loose flashing.
- Clean gutters twice a year. Clogged gutters push water back under the edge shingles.
- Trim branches that touch the roof. They scrape off granules and drop wet leaves.
- Skip the pressure washer. It strips granules and voids many warranties.
- Rake heavy snow only from the ground, with a roof rake. Never climb a snowy roof.
Dark streaks on a roof are usually algae. Many makers sell algae-resistant shingles with copper-based granules. Ask for them if your lot has heavy shade.
Signs your shingles are failing
Watch for curled or cupped edges, cracked tabs, and bare patches. Loose granules in your gutters are another clue. Stains on the ceiling mean water has already passed the roof. Call for a free inspection when you see two or more of these signs. Our lifespan guide explains what is normal wear and what is not.
Cleanup and final walk-through
We protect your landscaping and siding with tarps before work starts. When the last ridge cap goes on, we sweep the yard, driveway, and gutters. A rolling magnet picks up stray nails. Then we walk the roof with you and photograph the finished work.
Picking a color for an older home
Gray, weathered wood, and charcoal blends suit most Grand Rapids homes. Historic neighborhoods such as Heritage Hill often look best with muted tones. If your home sits in a historic district, ask the city about review rules before you order. Our notes on cedar and slate roofs cover those rules in more detail.

Common questions
How long do asphalt shingles last in Michigan?
Most last 18 to 25 years. Architectural shingles can reach 30 with good attic airflow and clean gutters.
Should I choose 3-tab or architectural shingles?
Most owners pick architectural. They cost more up front, last longer, and resist wind better.
Can I put new shingles over old ones?
Michigan code allows up to two layers. A full tear-off lets the crew check the deck and fix hidden damage.
What temperature is too cold for shingles?
Shingle strips seal best above about 45 to 50°F. In colder weather, crews hand-seal tabs. Ask which method your crew uses.
What does a Class 4 shingle rating mean?
It means the shingle passed a steel-ball impact test. Some insurers give a discount for Class 4 roofs. Ask your insurer before you buy.
Do I need new flashing with new shingles?
Yes, in most cases. Old flashing rusts and loosens over time. Replacing it costs little during a tear-off and prevents common leaks.
