Michigan Roofing Code, Permits, and Licenses in Grand Rapids, MI

Code protects your home from leaks, ice, and wind. Here is what applies to a roof installation in Grand Rapids.

Check current rules. Codes and fees change. Always confirm with your city building department before you sign a contract.

Which code applies

Michigan uses the Michigan Residential Code for one- and two-family homes. It adopts and amends the model code from the International Code Council. The state's Department of Licensing and Regulatory Affairs, known as LARA, oversees building codes and contractor licensing.

Ice barrier at the eaves

Michigan code section R905.1.2 calls for an ice barrier in areas with a history of ice forming along the eaves. Grand Rapids is one of those areas. The barrier must start at the lowest roof edge. It must reach at least 24 inches inside the exterior wall line.

Wide overhangs mean a longer run up the slope. We measure each eave so the barrier reaches the line. We also add it in valleys, where snow and ice collect. Learn how ice dams form in our ice dam guide.

Roof ventilation

The model code calls for one square foot of net free vent area per 150 square feet of attic floor. Balanced intake and exhaust systems with a vapor retarder can use one per 300. A good plan puts about half the vent area low at the soffit and half high at the ridge.

Good airflow keeps the roof deck cold in winter. A cold deck holds snow without melting it. That cuts ice dam risk and helps shingles last longer.

Layers of roofing

Code allows up to two layers of asphalt shingles on a roof. Some situations require tear-off, such as sagging decks or water damage. A full tear-off also lets crews inspect the deck. Read more in our guide on asphalt shingle installation.

Flashing and fasteners

Flashing must match the roofing and the wall. Nails and screws must resist rust and hold in the deck. Shingle makers publish nailing patterns. Those patterns often back up the warranty.

Permits in Grand Rapids and nearby cities

The City of Grand Rapids requires a residential building permit to re-roof. The permit helps prove the work meets code. Other Kent County cities have their own permit rules. Check with your city before work starts.

  • Ask who pulls the permit. It should appear in your quote.
  • Keep a copy of the permit and final inspection.
  • Be wary of any roofer who says you do not need a permit when the city does require one.

Contractor licensing

Michigan requires a state license for residential building work that costs $600 or more. Roofers usually hold a Residential Builder or Maintenance and Alteration Contractor license. Licenses renew every three years. Look up any contractor on the LARA website. Ask us for our license number.

Historic districts

Properties in Grand Rapids historic districts, such as Heritage Hill, may need review before exterior changes. Roofing material and color can be part of that review. Contact the city before you order. Our page on cedar and slate roofs has more.
